The dashboard shows the rent you expect this month, what has come in, and what is overdue. Rent due in the next seven days is listed underneath.

Keep every tenant in one list

Each tenant is listed with their property, unit and phone number. Add them one at a time, or bring your whole rent register in from a CSV file.

Record rent as it comes in

Record one payment, or tick off many tenants at once. Each payment clears the oldest unpaid month first.

Receipts you can check

Every payment gets a receipt with your letterhead and the amount broken down by charge. Each one carries a code the app can verify, so you can tell a real receipt from one that has been changed.

Move-outs and deposit refunds

When a tenant leaves, the app takes unpaid rent and bills off the deposit, and you add any other deductions. It shows what is left to refund, or what the tenant still owes.

KRA tax worked out

Pick a tax year and Tenant Manager works out the monthly rental income tax on the rent you received, with each filing deadline. You still file with KRA yourself.

Water meters on one sheet

Every metered unit is listed with last month's reading filled in, so you only type the new one. The app works out the units used and the amount, and points out a reading that looks wrong, such as one lower than last month's.

What else it does

Water and late fees
Bill water by meter reading or at a flat rate, alongside the rent. Late fees are optional, and you set the percentage.
Reports as PDFs
Monthly and yearly income, income per property, outstanding balances, deposit refunds, and one tenant's full history.
Your records stay with you
It works without the internet. Your data is kept in an encrypted file on your computer and opens with your password.
